This session provides an insightful overview of the practical legal framework governing Sale and Purchase Agreements (“SPAs”) in Malaysia, with a specific focus on sub-sale conveyancing practice, particularly for properties sold through agents. It aims to highlight what every conveyancing lawyer should and should not be expected to do during the transaction process, especially when facing requests or pressure from the opposite lawyer or property agent. Participants will learn how to establish clear professional boundaries, manage unnecessary or improper demands, and uphold professional integrity and compliance while ensuring smooth and fair transactions.

Speaker
Deidra Nur bt Azmi is the Managing Partner of Deidra Sharina & Co., a boutique legal firm she founded in 2013. She was called to the Bar in 2010. With over a decade in legal practice, she has experience in conveyancing and estate matters. She led and organised the Negeri Sembilan Conveyancing Seminar 2024, a landmark event that successfully brought together practitioners and industry leaders.
Her international practice spans across Singapore, Japan, Australia, the United Kingdom, the United States and Vietnam, reflecting her experience among both local and international clients. Beyond her legal work, Deidra is actively involved in professional bodies. She currently serves as the Chairperson of the Conveyancing and Recreational Committee of the Negeri Sembilan Bar (2024 to 2026) and is a member of the Bar Council Conveyancing Practice Committee.
Deidra ran as a candidate for the Bar Council Election 2025/2026 and has been identified as a prospective speaker for the Negotiator Certification Course (“NCC”) organised by the Malaysian Institute of Estate Agents (“MIEA”). Since 2019, she has been serving with HartaGuam (Persatuan Guaman Hartanah Malaysia), where she continues to hold positions as Ahli Majlis Tertinggi and Bendahari Agong.
In recognition of her professional and community contributions, Deidra was named one of the five Calon Wanita Ikon Negeri Sembilan 2022 (National Level).
Terms and Conditions
Event Policy
Places are limited and registration is on a first come, first served basis. Registration for this session will close on 29 Oct
2025 (Wednesday), at 12:00 pm. For events with registration fees, all payments must be made in advance, including bank charges. Registration will be confirmed once proof of payment is provided by email or fax, and full payment is received.
The organiser reserves the right to modify, cancel or postpone the event, should circumstances arise that make such action necessary, whereupon all registration fees paid will be refunded.
Cancellation
Cancellations must be made in writing. Please note that there will be no refunds for cancellations, but substitutions are allowed. Kindly inform us in writing with the relevant details at least three days in advance. If you have failed to inform the organiser on your cancellation for three consecutive times, you may be blacklisted for future events.
Transferral
You are allowed to transfer your place to another participant, but you must notify the organiser with the necessary details at least three days in advance. Attendance CPD points for CPD Scheme will not be awarded to lawyers and pupils in chambers from Peninsular Malaysia who arrive more than 15 minutes late, are not present throughout the event, or leave before its scheduled end.

The personal information that you provide to the Malaysian Bar, whether now or in the future, may be used, recorded,
stored, disclosed or otherwise processed by or on behalf of the Malaysian Bar for the purposes of facilitation and organisation of this event, research and audit, maintenance of a participant database for the promotion of this event,
